No. The land is free from Government acquisition and adverse claim.
What is the payment structure
7.5 Million per lot (payable outright or on installment). Corner or Commercial plot price is negotiable. Note : After the initial payment, you are expected to pay the balance monthly (or as structured). Non-payment as at when due, will be regarded as a fundamental breach of agreement which can result to 25% monthly late charges and possibly relocation of the lot initially allocated to another lot within the estate (with same specifications).
How big are your lots
Big enough to conveniently stand a 4 bedroom duplex and car-park for 4 vehicles
When do i make the other payments
Survey and Deed of Assignment fees should be paid before physical allocation. Development levy is to be paid before completion of building.
What do i get after initial payment for the land
Contract of Sale and Receipt for the payment made and allocation.
is the road to the estate motor-able
Yes. The road to the estate is motor-able.
can i start construction of building immediately
Construction can commence once the first installment of the development levy has been and the building plan approval has been sought and received from the Estate Facility Management Office (on site)
is there any time limit to commence work on my land after allocation
Commencement of work upon the land is to take place within 6 months from the time of approval of the building plan and total completion is expected within 4years of purchase.
is there any restrictions regarding the type of building i can construct in the estate
Yes. The estates layout is in sections and you are limited to build houses on each section based on the designated use and approval by the Estate Management Office.
Note : "Face-me-i-face-you" (Tenement building) will not be permitted.
Can i resell my plot / property
Yes. A subscriber who has paid up on their land, can re-sell their plot. However, approval must be sought and granted by Convvy Estates Nigeria Limited. We would require the seller to furnish the company with details of the buyer.
Can i pay cash to your agent
No. We strongly advise that cash payment should be made to Convvy Estates Nigeria Limited at its designated banks. Otherwise cheque(s) should be issued in favour of Convvy Estates Nigeria Limited. We shall not accept any responsiblity for any liability that may arise, as a result of deviation from the above instructions.
If i paid outright for my lot(s) and cannot complete the payment on other stipulated fees, can i get a refund
Yes, however, there is a 90 day period after payment for lot which is allowed for payment for documentation. If however, within this time, you still are not able to make payment, you would be entitled to a refund based on the refund policy which is less 30%.
